What Those Black Streaks Actually Are
The dark staining on asphalt shingle roofs is caused by Gloeocapsa Magma, a cyanobacteria that feeds on the limestone filler used in asphalt shingles. It travels by airborne spores, takes hold in Florida’s humidity, and spreads across the roof surface over time.
Once established, it protects itself with a dark pigmented sheath, which is the stain you see. Beyond aesthetics, Gloeocapsa Magma actively degrades shingle granules, accelerating UV damage and reducing the effective life of your roof.
Tile roofs face similar issues: algae, mold, lichen, and moss all hold moisture against the surface and cause long-term deterioration.


The Right Method
What Is Softwashing?
Softwashing is a low-pressure cleaning method that uses biodegradable chemical solutions, typically a sodium hypochlorite blend, to kill the organisms living on your roof at the root level.
Pressure washing blasts the visible stain away but leaves the organism’s root system alive. Within 6 to 12 months the staining returns. Softwashing kills the organism completely, producing results that last 3 to 5 years.
Most shingle manufacturers, including GAF and Owens Corning, specifically recommend against high-pressure washing and endorse low-pressure chemical cleaning. Pressure washing at high PSI strips granules, voids warranties, and can force water under shingles.

Asphalt Shingle

Clay & Concrete Tile
