After the Storm
Storm & Hurricane Damage Repairs
Hurricanes and tropical storms hit hard here. High winds do not just strip shingles or tiles, they lift underlayment, displace flashing, stress deck-to-truss connections, and send debris flying to puncture membranes or crack tiles that appear intact from the ground.
The worst part: serious damage often stays hidden, with leaks appearing weeks or months later. We will get on your roof fast and help secure the coverage you deserve.
After any storm: Photograph your roof, ceilings, and interior immediately, even if nothing looks wrong. Dated proof is essential for insurance claims.
- Emergency tarping to prevent further water intrusion right away
- Detailed inspection with dated photos, drone shots if needed, and a written damage report
- On-site support for your insurance adjuster, we meet them, explain findings, and advocate for full coverage
- Comprehensive documentation of hidden issues including decking rot, flashing failures, and structural stress
- Complete repairs including roof covering, underlayment, decking, framing, and more as required
- Miami-Dade and HVHZ-compliant materials throughout for code-approved, hurricane-resistant results
Florida Building Code
Florida’s 25% Rule: What Homeowners Need to Know
For years, Florida’s building code enforced the strict “25% Rule.” If more than 25% of your roof needed repairs or replacement within a 12-month period, the entire roof had to be upgraded to current code standards, often forcing a full replacement even if the rest was solid.
In 2022, Senate Bill 4-D modified this rule significantly. Now, if your roof was built or replaced after March 1, 2009, and complies with the 2007 Florida Building Code or later, you can repair any portion without triggering a full replacement. Only the fixed area must meet current code. This has saved countless South Florida homeowners thousands by allowing targeted repairs over total overhauls.
While the building code is more flexible, insurance companies have tightened up. Under 2025 updates like Senate Bill 76 and related laws, many insurers can now deny or non-renew policies for roofs 15 years or older, or for those showing wear. All repairs must still comply with the latest Florida Building Code for permits, safety, and insurability.

Repair vs. Replace: An Honest Guide
We will always tell you what your roof actually needs, not what generates the most revenue. Here is a straightforward framework.
Repair Is Usually Right When:
- Damage is isolated to one area or slope
- Roof is under 10 to 12 years old
- Single leak with a clear, fixable source
- A few missing or broken tiles or shingles
- Deck feels solid; no recurring interior stains
Florida roof lifespans (accelerated by climate): Asphalt shingles 15 to 20 years | Clay and concrete tile 25 to 50 years | Metal 40 to 70 years | Flat TPO/PVC/EPDM 15 to 25 years. These are shorter than national averages due to UV intensity, humidity, and storm activity.
Replacement Makes More Sense When:
- Shingle roof is 15+ years old (South Florida lifespan)
- Multiple leaks or recurring repairs on the same areas
- Widespread granule loss, curling, or cupping
- Sagging roofline or moisture throughout attic
- Repair estimate exceeds 30% of replacement cost
The 30% rule of thumb: if your repair estimate is more than 30% of a full replacement, replacement typically delivers better long-term value. We will give you honest numbers for both options.
My Safe Florida Home Program: Up to $10,000 in Free Grant Funding
If your roof repair or strengthening includes wind mitigation upgrades, you could qualify for the My Safe Florida Home (MSFH) program, a state-funded grant offering up to $10,000 to make your home more hurricane-resistant, potentially slashing your insurance premiums too.
For most homeowners it is a 2-to-1 match: the state kicks in $2 for every $1 you spend, up to $10,000. Low-income households at or below 80% of area median income get the full $10,000 with no match required.
Eligible Improvements
- Roof-to-wall reinforcements (hurricane clips or straps)
- Roof deck upgrades (ring-shank nails or tighter nailing patterns)
- Secondary water resistance barriers
- Impact-resistant windows, doors, and garage doors
Basic Eligibility (2025 to 2026)
- Single-family home with homestead exemption
- Built before January 1, 2008
- Insured value of $700,000 or less
- Located in a wind-borne debris region (most of South Florida qualifies)
- $280 million allocated, first-come, first-served, funding depletes fast
