Roof Inspection & Certification in Miami, Naples & Fort Lauderdale
Wind mitigation reports, insurance certifications, and pre-sale inspections by a licensed roofing contractor.
In South Florida, a roof inspection is not a formality. It is a financial and legal document. The right inspection produces a wind mitigation report that can reduce your homeowner’s insurance premium by hundreds of dollars per year. The wrong one, produced by an unlicensed inspector, gets rejected by your insurance carrier.
SpenceZeta holds Roofing Contractor license CCC1336901 and General Contractor license CGC1537855. Our inspections are performed by the people who build and repair roofs, not a third-party inspector with a checklist.

What a Roof Inspection Covers
A thorough roof inspection by a licensed roofing contractor examines every component of the roofing system, not just the visible surface. We assess the full system from the decking up, identify vulnerabilities before they become failures, and document everything in writing.
Our inspectors are licensed roofers who build and repair these systems daily. They know what to look for and have the authority to assess structural issues that a general home inspector cannot.

Inspection Services We Provide
Every inspection is performed by a licensed roofing contractor, not a general home inspector. Our reports are accepted by all Florida insurance carriers and lending institutions.
Wind Mitigation Reports
A wind mitigation report documents the hurricane-resistance features of your roof: roof shape, deck attachment method, roof covering type, roof-to-wall connections, and opening protection. Florida insurance carriers are required by law to offer discounts based on these features.
SpenceZeta produces wind mitigation reports accepted by all Florida insurance carriers and meeting the OIR-B1-1802 form requirements. A wind mitigation report typically costs less than $200 and can reduce your annual homeowner’s insurance premium by $500 to $1,500 or more, depending on your home and carrier. It pays for itself many times over.
Roof Certifications
Lenders, insurance companies, and buyers frequently require a roof certification before a home sale closes or a policy is issued. A roof certification states that the roof is in acceptable condition and has a minimum number of years of remaining useful life, typically 3 to 5 years for insurance and varies for lending.
SpenceZeta provides roof certifications accepted by Florida insurance carriers and lending institutions. We inspect, document condition, and issue the certification with our license number attached. If the roof requires repairs before certification, we tell you exactly what is needed, and we can perform those repairs ourselves.
Pre-Sale and Pre-Purchase Inspections
A general home inspector looks at a lot of things. A licensed roofing contractor looks at the roof. In South Florida, a dedicated roof inspection separate from your general home inspection gives you a level of detail and accountability that a generalist cannot provide.
Know Your Roof Before You List
- Know your roof’s condition before listing
- Avoid surprises during the buyer’s inspection
- Obtain certification for a smoother closing
- Address issues on your timeline, not the buyer’s
Protect Your Investment Before You Close
- Understand the true remaining roof life
- Identify repair or replacement needs upfront
- Negotiate with accurate cost information
- Budget for near-term roofing expenses
Florida Roof Lifespans: What to Expect
South Florida’s climate accelerates roof aging. UV intensity, humidity, salt air, and annual storm seasons shorten lifespans compared to national averages. Know where your roof stands.
Asphalt Shingle
15 – 20 yrsShorter than national averages due to intense UV and heat exposure. Granule loss, curling, and algae growth are the primary failure modes in South Florida. Regular inspection catches deterioration early.
Clay & Concrete Tile
25 – 50 yrsThe tile itself is durable, but the underlayment typically lasts 20 to 25 years and is the component most often requiring replacement. Underlayment failure under intact tile is a common hidden issue we find during inspections.
Metal Roofing
40 – 70 yrsExceptionally durable, but salt air corrosion at fasteners, flashings, and panel edges is a real concern in coastal South Florida. We assess coating integrity, fastener condition, and seam performance during every inspection.
Flat Roofs (TPO / PVC / EPDM)
15 – 25 yrsFlat membrane performance depends heavily on installation quality, drainage design, and maintenance. Seam condition, drain function, and membrane type are key inspection points. South Florida’s heavy rainfall makes drainage design critical.
Why a Licensed Roofing Contractor for Inspections?
